Don't forget you pay TWICE when on rented land. You pay the actual monthly rent, then when you try to sell the home after the rent raises, you find out you can't get your money back. The loss of equity between what you bought it for, and what you have to sell it for to get out of the park. Some people are so desperate to get out of the high rent that end up giving the home to the landowners because no one will buy it from them. The American Dream of Home Ownership is really about land ownership!Mom-and-pop owners were able to work things out with the renters. But the corporate predators just evict and create park turnover, and a ton of the alleged problems.

Mobile home parks are also full of white trash, I never understood the term trailer trash until I moved into a mobile home community and it was my neighbors that showed me the term is very fitting, they bought their trailer for 1,000$ and it was completely full of black mold.

Blame the residents for everything? The landlords are innocent? No. The landlords are supposed to maintain their park and cite residents when a home is deteriorating. That's in the lease and Rules and Regulations of the park. But it costs money and staff to maintain a park, so they let it turn into a slum, while making more money. When it gets slummy enough, the city can condemn it and support closing it and the landlord can profit even more by developing the land. Park deterioration is part of the PLAN, unless the residents organize and fight back.

I just moved out of a mobile home 2 weeks ago, I was in Rochester Hills Michigan and moved out of Rochester Estates, I could not stand the fact that they sell mobile homes and trailers full of black mold.

I understand that it’s a predatory market but pretty much every market is that way to a certain degree. You have the hunter and the hunted. If we really want a better world, we have to think of a better way to redistribute wealth without stunting incentive for market innovations. And the irony is it is mainly one of the major UNSUBSIDIZED forms of AFFORDABLE HOUSING - that is, until the predators take over. The mobile homeowners pay property taxes (at least in my state), the vast majority get no welfare or public assistance. They have to pay to maintain the home, per the lease and Rules and Regulations, they have to buy insurance, they pay a mortgage. This is being responsible and is what we want in America - until the predators take over. That's their reward for taking care of themselves and being responsible. And if a park is shabby and unmaintained, the landlord is, at least, 50% responsible for that.

The company I work for had us build 32 of them in our home town. Only two have been occupied and this was 2 years ago. One was already occupied before we finished building the 32 and the other one was given to a coworker who had no where to stay so the boss gave him one no payments or anything. Our company has built so many of these all over our small town only for them to be unoccupied. I get a great paycheck for building them but they don’t get occupied at all lol.

Exactly right! Just that the mobile homes were promoted as some kind of dream fulfillment and solution for affordable housing and, really, they have turned into a nightmare. As it says at the end of the video, the advertisements are misleading and there is no consumer warning. There are more warnings on a bottle of aspirin than on a mobile home park!!

It’s the same as renting, except I’m responsible for repairs and I can get a few thousand back when I sell it, unlike normal renters. But my lot rent has gone up from $535 to $708 in the last 5 years. And the park fixes nothing.

Back in the early 80's my parents bought a mobile for summer time excursions outside of Rehoboth Beach. Spent many a weekend & several summers loving it. Although the problem was the park keep getting sold. Everytime a new owner came in the lot rent went up. What started at $150 a month ended up $800 a month for a place we'd spend 3 to 4 months visiting. We put an addition & a deck on the thing so it wasn't mobile. In the end they took a nice whack when they sold it. Yet it still was worth every penny in great memories.

However take mobile homes in context with the overall housing problem in places such as Southern California. There is no rent control. There is more control over rent increase on mobile homes then apartments. Also it is more difficult to be evicted. So, while it is financially a black hole the lot payments (well over 1000) are more affordable then rent and can only be increased a certain percentage each year. With the inflated costs of home ownership it is the only option for some families. Even with every downfall that you listed.

Mobile homes are only mobile until they are parked, which is done with the intention of being permanent. Why? Weather. It makes no sense to keep the home mobile if you may never move, and it making your home more vulnerable to severe weather. They make foundations for the homes to rest on 'permanently', and moving them after that point is not an easy job. It will likely permanently damage the structural integrety of the house even if you do it.

The big legal question is and always has been... "How badly can we allow stupid people to be fleeced by their stupid decisions?" Nobody cries if you buy garlic coca-cola (was a real thing btw) and then you get buyers' remorse. Nobody cares if you buy stocks and lose money. Just where does a mobile home fit on this spectrum? It's a large irresponsible purchase for people without much money. Obviously, step 1 is educate... but again... there will ALWAYS be stupid people in the world... If you have more stupid people willing to buy a finite resource that they SHOULDN'T want to buy... can you raise the price until the supply and demand converge? The fact is, if stupid people weren't so damn stupid and so damn plentiful... mobile homes and lots wouldn't sell for as much as they do and there would be no problem here. Try paying lot rent that is $XXX base cost, add sewer, water, storm water and don't forget "size/location prime" = $XXX.XX on a fixed income. Add on home mortgage with homeowners ins. Pay just as much as if the home was an apartment.
